Tell us what cash reserves you have available. We will help you find the properties that most nearly fit your needs. Sometimes the property you are seeking is available but not actively advertised in the market. We can help you find those hidden properties!
Select
There are two important things you'll want to know: will the property provide the environment I want for a home or investment and will the property have resale value when I am ready to sell? When you decide on your right property excitement and emotion will run high. We can help you be objective.
Negotiate
There are lots of things to negotiate: price, terms, date of possession, repairs. The purchase agreement should also provide time for you to complete inspections and investigations of the property. We can advise you as to which investigations and inspections are recommended or required.
Inspections
With a negotiated agreement in hand, it is time to complete the evaluation of the property. This could include inspections for termites, dry rot, asbestos, faulty structure, and so on. We can help you find qualified professionals to do these investigations and provide you with written reports. You will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. We can help you resolve issues in this area.
Finance it
As soon as you are pretty sure you want the property, it's time to look for financing. We can help you understand different financing options and help you identify qualified lenders.
Closing
Finally, there is the closing, or settlement. We can guide you through this process and make sure everything flows along smoothly.
